SKYLIGHTS LEAK FOR ONE REASON, AND IT ISN’T THE GLASS
Skylights have a bad reputation they mostly don’t deserve. The unit itself is rarely what fails. What fails is the flashing — the metal that ties the skylight into the surrounding roof — and flashing fails because it was installed badly, reused when it should have been replaced, or never suited that roof in the first place.
A skylight is a hole cut in a roof. Everything depends on the detail around that hole being right. Done properly, it does not leak.
WHY WE REPLACE FLASHING, NOT REUSE IT
The most common shortcut on a re-roof is leaving the old skylight flashing in place and shingling up to it. It saves an hour and it is the reason so many people believe skylights leak. New unit, new flashing kit, correctly integrated with the underlayment and the courses above and below — that is the whole job.
REPLACE THE UNIT WITH THE ROOF
If your roof is being replaced and the skylights are getting on in years, do them at the same time. The flashing has to be disturbed either way, and coming back later to change a unit means opening up a roof that is otherwise finished.
SKYLIGHT QUESTIONS
My skylight leaks. Does it need replacing?
Not necessarily. Most skylight leaks are flashing, condensation or a seal — not a failed unit. We’ll find out which before recommending anything, because re-flashing is a much smaller job than replacement.
Is it condensation or a leak?
Condensation appears on the inside face of the glass, is worse in cold weather, and is usually a ventilation or humidity problem in the room below. A leak shows up at the edges, on the frame or on the ceiling around the opening, and tracks rainfall. They’re easy to confuse and the fixes are completely different.
Can you add a skylight where there isn’t one?
Usually, depending on rafter layout and what’s in the attic space above the room. We’ll look at both the roof and the ceiling below before saying yes.
Should I replace skylights when I re-roof?
If they’re more than a few years old, yes. The flashing is being disturbed anyway, and replacing the unit later means opening a brand new roof.
