COATING TYPES, COMPARED

The right coating depends on your roof type and conditions. The honest comparison, coating by coating.

Silicone (our recommendation)

Solvent-based silicone sealants offer a rubber-like finish, come in various colors, and provide exceptional moisture resistance compared to other coating types. They can be applied to just about any commercial roof: highly resistant, cost effective, and long lasting. Our team uses Gaco Silicone Roof Coating, and AAA is a certified Gaco Western applicator.

Elastomeric

Known for effectiveness and affordability, these moisture-resistant coatings apply to a range of roof types (PVC, wood, modified bitumen, concrete, and metal) and can be rolled on at any time of year.

Acrylic

Among the most popular coatings thanks to low cost and durability. Available in many colors including white reflective to bounce UV rays; commonly applied in two coats for well-rounded protection.

Solvent-based asphalt (“cutback”)

Commonly rolled on, available in asphalt black, aluminum, and reflective finishes.

Asphalt emulsion

A water-based coating whose biggest advantage is easy application: it goes onto almost any commercial roof in a fraction of the time other coatings take.

COATING A FLAT ROOF INSTEAD OF TEARING IT OFF

Flat roofs don’t usually fail all at once. They degrade — UV breaks down the membrane, seams open, penetrations around rooftop units work loose, and drainage gets worse as the deck settles. For a long stretch of that decline, the roof is still fundamentally sound and does not need replacing.

That is the window a coating system is for. A properly prepared and applied coating restores the waterproof layer and puts a reflective surface over the top, adding years of service without a tear-off, without the disruption to whatever is happening in the building below, and without sending the old roof to landfill.

WHEN A COATING IS THE WRONG ANSWER

If the insulation under the membrane is saturated, coating over it seals the water in and you have paid to hide a problem that keeps getting worse. Same if the deck itself is compromised, or if the membrane is so far gone there is nothing sound to bond to. We check for wet insulation before we recommend a coating, and if we find it we will tell you the roof needs replacing — even though that is the harder conversation.

THE REFLECTIVITY MATTERS

A dark flat roof in an Illinois July gets extremely hot, which drives cooling load and ages the membrane from above. A reflective coating lowers the surface temperature substantially, which is why buildings with significant conditioned space often notice the difference beyond simply not leaking.

ROOF COATING QUESTIONS

How do I know if my roof can be coated?

The membrane has to be fundamentally sound and the insulation underneath dry. We inspect for both. If we find wet insulation we’ll tell you a coating is the wrong call rather than take the easier sale.

Does the building have to shut down?

No. Coating is applied over the existing roof with no tear-off, which is a large part of the appeal — there is no point at which your roof is open.

How long does a coating last?

It depends on the system, the condition of the substrate and how the roof is maintained. What we can say is that it is measured in years, not seasons, and it can be recoated at the end of that service life rather than torn off.

Is it cheaper than replacing the roof?

Materially, yes — and the indirect saving is often bigger, because there is no tear-off, no disposal and no disruption to the business underneath. It only makes sense if the roof is a genuine candidate, which is what the inspection determines.
