WHAT RESIDENTIAL ROOFING ACTUALLY INVOLVES
A house is not a commercial building, and the things that go wrong with a residential roof are specific: steep pitches, complicated valleys, chimneys and skylights to flash around, attic ventilation that has to work, and neighbours ten metres away who would rather the job was tidy and quick.
We’ve been roofing homes in these towns since 1999, which means we’ve seen the housing stock. The 1970s ranches around Aurora, the newer subdivisions out toward Oswego and Yorkville, and the older homes near the river all fail in their own characteristic ways, and knowing that before we climb up shortens the diagnosis.
LIVING THROUGH IT
A re-roof is loud and it is dusty, and anyone who tells you otherwise hasn’t done one. What we can control is how long it lasts and what your property looks like when we’re gone. We tarp the landscaping, we keep the debris contained, and we run magnets over the driveway, walkways and lawn before we leave. Cleanup is the thing our customers mention most in their reviews.
RESIDENTIAL ROOFING QUESTIONS
How long will my new roof last?
Architectural asphalt shingles installed properly, on a deck that’s sound and with ventilation that works, typically give decades of service in this climate. The variables that shorten it are almost always ventilation, flashing detail and installation quality — not the shingle itself.
Will my homeowners insurance cover a new roof?
Insurance covers sudden damage — hail, wind, a fallen tree — not gradual wear. A twenty-year-old roof that’s simply worn out is a maintenance item. A twenty-year-old roof that just took hail may well be a claim. We’ll tell you which one you have.
What time do crews start, and how disruptive is it?
Crews start early to get ahead of afternoon heat and weather. It is genuinely noisy — expect hammering directly overhead for most of the day. Most people arrange to be out, and pets are usually happier elsewhere.
Do I need to move anything before you start?
Cars out of the driveway, and anything fragile off the walls in upper rooms, since vibration travels. We’ll cover what’s in the yard. We’ll tell you anything else specific to your house when we do the estimate.
